  • Many of our trees are now overgrowing the walking paths and street for people and cars to safely navigate. Please reference the Idaho Falls Tree Trimming Ordinance Brochure Here. 



  • Reminder - Trees planted in mowing strip are required 1 year after construction is completed. The requirement to plant ash trees only in the mowing strip is no longer in effect since the disease issues they have had in Eastern Idaho. We simply ask that you plant trees similar to those that already exist in the neighborhood.

2024 Entry Improvement project!

After a few years of planning and budgeting we are pleased to have completed the entry improvement project this year. An example of neighborhood participation in the annual HOA meeting where the idea was first suggested a few years back.  

  • It's nearing election time again. Section 16 of our CCRs places restrictions on what yard signs may be put up. Signs related to political campaigns or specific people are not allowed. Please refer to the CCRs for more information.

  • Please drive slowly and safely in the neighborhood. And please use the roundabouts properly. 




  • For ALL DOG & CAT OWNERS in the neighborhood. We have had more complaints then ever before about the problem of dogs and Cats pooping on peoples front yards and not being cleaned up by the pets owners. This is NOT acceptable! Please be respectful and clean up your animals mess. Thank You

Volunteering Opportunities – The HOA is looking for anyone who would like to get more involved. Below is a list of specific opportunities we have in mind that we'd love additional support in. Email us at cgatehoa@gmail.com

  • Welcoming Committee – Deliver a “Welcome to the Neighborhood” packet to new move-ins (includes covenants and a letter from the board), let them know about the website, how to sign up for electronic invoices and email notifications from the HOA.
  • HOA Board Members, if you or any other homeowner you know of are interested in volunteering in a more formal capacity the board is specifically looking for new members that would like to help with:
  • Writing: to draft letters and communications. 
  • City coordinator:  to work with the city to advocate for our neighborhood issues like repairing city streets and adding speed limit signs. 
  • Covenants compliance: someone who can dig into the covenants and provide answers to questions that come in and help ensure HOA Board and residents are following the CCR’s as outlined. 
  • Event Coordinators  - Looking for individuals who would like to be responsible for specific neighborhood events:  
  • Annual HOA Yard sale: held on the first Saturday in June every year
  • Block Party: Host/organize a block party event. 
  • Neighborhood Tree Trimming Day:  help everyone keep the trees from overgrowing sidewalks and roadways. Email cgatehoa@gmail.com if you'd like your trees trimmed for free or if you'd like to help trim. Spring 2023
  • Holiday lights: Put up and take down holiday lights in roundabout and front entrance. 
  • Book keeping: QuickBooks, Helping us stay on top of accounts receivables.
  • Other: Let us know if you have another idea

Our HOA board takes pride in working to use HOA fees to maintain a well-groomed and beautiful neighborhood and park for everyone to enjoy.

Your dues go towards the maintenance of common areas and neighborhood improvements. Roughly 3.5 acres of landscaped common areas are maintained with the annual dues, including: 

· The trees, bushes, and grass along Carriagegate Lane all the way out to 5th West.

· The playground and park at the Southwest corner of the neighborhood. 

· The fountain maintenance and upkeep as well as the landscaping in all our roundabouts. We have a power bill we pay that runs the fountain, lights and all the landscape sprinklers. 


The HOA also maintains a rainy-day fund to cover unplanned repairs in the event we need to repair the alleyway roads, or a car runs through our neighborhood sign, for example. 


The HOA also takes care of the townhome snow removal and landscaping maintenance. Each townhome pays a monthly HOA due which 100% covers this cost for the HOA.


The HOA also pays for smaller one-time expenses such as purchasing the annual yard sale sign and purchasing holiday lights, etc. We do try to keep all these costs negligible by volunteering to install and take down these ourselves. 


And finally, the annual dues go towards making continual improvements to the neighborhood, particularly the park.

The HOA board receives no payment for our service to the neighborhood. We are neighbors volunteering our time, so 100% of your annual dues go to maintaining and improving the neighborhood.
